Terms of Service

These Terms of Service (the "Terms") govern access to and use of Comps Cache, a hosted, web-based collateral decision-support tool. By creating an account, signing in, or using the service, you agree to these Terms. If you are using the service on behalf of a company, you represent that you are authorized to bind that company, and "you" means that company.

Comps Cache is operated by Bloom Craft Reserve LLC, doing business as CompsCache, with a mailing address at PMB 700, 11150 W Olympic Blvd, Suite 1050, Los Angeles, CA 90064 ("Comps Cache," "we," "us," "our"). Questions: hello@compscache.com.

United States only. The service is offered and directed solely to users located in the United States and analyzes United States real estate.

1. What the service is — and is not

Comps Cache parses property comparables and related property documents and returns a value range with disclosed methodology, intended as decision support for hard-money, bridge, fix-and-flip, and private lenders.

Comps Cache is not an appraisal service and its output is not an appraisal. Reports are not prepared by a licensed or certified appraiser, are not performed under the Uniform Standards of Professional Appraisal Practice (USPAP), and must not be used where an appraisal by a licensed appraiser is required by law, regulation, or investor requirement.

Comps Cache does not approve, deny, price, fund, or make loans, and does not provide legal, financial, investment, or lending advice. You own every lending, purchase, and pricing decision you make, including any decision informed by a report. You are responsible for your own compliance with the laws and regulations that apply to your lending activity.

2. Eligibility and accounts

  • You must be at least 18 years old and located in the United States.
  • The service is intended for business and professional use.
  • You agree to provide accurate account information and keep it current.
  • You are responsible for safeguarding your credentials and API keys, and for all activity under your account. Notify us promptly of any suspected unauthorized use.
  • We may suspend or terminate accounts that violate these Terms (see Section 10).

3. Plans, credits, and billing

  • Credits. One credit covers one property: it is consumed when we pull comparable-sales data for that property from our data providers. Everything after the pull — recalculating and generating or re-generating that property's report — is free and unlimited. If a pull fails on our side, the credit is automatically returned to your balance.
  • Subscriptions. Paid plans include a monthly allotment of credits at the pricing shown on our pricing page and at checkout. Included credits reset with each billing cycle and do not roll over.
  • Credit packs. Prepaid credit packs are separate from plan allotments and are not reset by plan renewal.
  • Free credits. New accounts may receive a limited number of free trial credits. Free credits have no cash value, may not be resold or transferred, and may be changed or withdrawn for new signups at any time.
  • Payment. Payments are processed by our payment processor (Stripe). We do not store full payment-card numbers on our systems.
  • Changes. We may change pricing prospectively. Price changes take effect at your next billing cycle and never retroactively.
  • Cancellation. You may cancel a subscription at any time; cancellation stops future billing, and your plan remains active through the end of the paid period.
  • Refunds. Except where required by law, subscription fees and credit-pack purchases are non-refundable once the billing period has started or the pack has been delivered; failed analyses are always re-credited automatically as described above. If something went wrong on our side, contact hello@compscache.com and we will make it right.

4. Your content

You may upload property documents, comparable data, and related material ("Customer Content"). You retain ownership of Customer Content. You grant us a limited license to host, process, analyze, and display Customer Content solely to provide the service, as described in our Privacy Policy, including processing by the service providers disclosed there.

You represent that you have the right to upload the Customer Content you submit and that doing so does not violate any law or third-party right, including any confidentiality obligation covering a borrower's file.

Document and report retention, deletion windows, and your data choices are described in the Privacy Policy.

5. Acceptable use

You agree not to:

  • use the service for any unlawful purpose, including unlawful discrimination in lending;
  • resell, sublicense, or provide the service (or reports generated for you) as a service to third parties without our written agreement;
  • misrepresent a report as an appraisal, or remove or obscure the disclaimers and methodology disclosures a report carries;
  • probe, scan, or test the vulnerability of the service, or bypass authentication, rate limits, credit accounting, or plan limits;
  • reverse engineer, scrape, or systematically extract the service's software, data, or output, or use the service or its output to build or train a competing product;
  • upload malicious code or content you have no right to share;
  • share one account or API key across organizations.

6. Intellectual property

The service — including its software, models of operation, methodology descriptions, design, and branding — is owned by Bloom Craft Reserve LLC or its licensors and is protected by law. These Terms grant you a limited, non-exclusive, non-transferable, revocable right to use the service for your internal business purposes during your subscription. Reports generated for your account may be used in your internal underwriting files and shared with parties to your own transactions, with disclaimers intact.

7. Third-party data and services

Reports may incorporate data from third-party sources (for example, licensed property-data providers and public records) as disclosed in the report and the Privacy Policy. Third-party data may be incomplete, delayed, or inaccurate, and is provided "as available." Third-party services linked from the service are governed by their own terms.

8. Disclaimers

THE SERVICE AND ALL REPORTS ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, express or implied, including implied warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. Without limiting the foregoing:

  • we do not warrant that any value range, comparable selection, or other output is accurate, complete, or suitable for any particular property or decision;
  • real-estate values are inherently uncertain and change; a report reflects the data available to the service at the time it was generated;
  • we do not warrant that the service will be uninterrupted, error-free, or secure.

Some jurisdictions do not allow certain warranty exclusions; in those jurisdictions the exclusions apply to the maximum extent permitted.

9. Limitation of liability; indemnification

To the maximum extent permitted by law: (a) neither Bloom Craft Reserve LLC nor its suppliers will be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost data, or business interruption, arising out of or related to the service, even if advised of the possibility; and (b) our total aggregate liability for all claims arising out of or related to the service will not exceed the amounts you paid us for the service in the twelve (12) months before the event giving rise to the claim.

Lending decisions are expressly your responsibility. We will have no liability for any loan, purchase, or pricing decision you make, including decisions informed by a report.

You agree to defend and indemnify Bloom Craft Reserve LLC against third-party claims arising from your Customer Content, your use of the service in violation of these Terms, or your lending activity.

10. Suspension and termination

You may stop using the service and cancel at any time. We may suspend or terminate your access if you materially breach these Terms, if required by law, or if the service is discontinued; where practicable we will give notice. On termination for your breach, unused credits are forfeited. Sections 4 (license to already-processed content as described in the Privacy Policy), 6, 8, 9, 11, and 12 survive termination.

11. Governing law and venue

These Terms are governed by the laws of the State of California, without regard to conflict-of-laws rules. The state and federal courts located in Los Angeles County, California will have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the service, and each party consents to personal jurisdiction and venue there. To the extent permitted by law, each party waives any right to a jury trial and to participate in a class action.

12. Changes to these Terms

We may update these Terms from time to time. The "Last updated" date above shows when they were last revised. For material changes we will provide notice by posting the updated Terms on this page and, where appropriate, by email or in-app notice. Continued use of the service after changes take effect constitutes acceptance.
